Yes. For eligible borrowers with full entitlement, VA loans allow up to 100% financing — meaning $0 down on an eligible primary residence, subject to lender and program guidelines. This is one of the biggest advantages of the program.

No. VA loans do not require monthly private mortgage insurance (PMI). On a conventional or FHA loan with a low down payment, PMI or MIP can add a noticeable amount to your monthly payment — the VA program removes that cost entirely.

The VA funding fee is a one-time fee paid to the VA that helps sustain the program for future veterans. It can often be rolled into your loan amount rather than paid upfront, and many veterans — including those receiving VA disability compensation — may be exempt. I'll tell you exactly where you stand.

Yes. The VA home-loan benefit is reusable. Depending on your remaining entitlement, you may be able to hold more than one VA loan at a time, or fully restore your entitlement after you sell a home and pay off the prior VA loan.

In most cases I can request your COE for you through the VA's system once we start your application. You can also obtain it online with your DD-214 (for veterans) or a statement of service (for active duty). It's usually a quick step — don't let it hold you back from getting started.
